What Are Construction Documents?
Construction Documents are the complete, detailed set of plans and drawings your contractor and city need to bring your project to life safely, legally, and to code. They’re much more than just “blueprints” they include every detail necessary for building, permitting, and inspections.
Here’s what a typical Construction Document set includes:
Site Plan
Shows your property layout, where the addition or casita sits in relation to the existing home, lot lines, setbacks, and utilities.Floor Plan
A detailed “overhead” view of the space showing walls, doors, windows, and room dimensions.Demolition Plan
Identifies which parts of the existing structure (if any) need to be removed before construction begins.New Floor Plan
The updated layout reflecting the finished design, including all new walls, openings, and spaces.Plumbing Plan
Specifies the location of pipes, fixtures (sinks, toilets, showers), and water/sewer connections.Electrical Plan
Details the placement of outlets, switches, lighting, and electrical panels.Mechanical Plan
Outlines heating, ventilation, and air conditioning (HVAC) equipment and ductwork.Structural Engineering Plans & Load Calculations
Ensures the structure is safe and meets building codes by showing how loads (like roof, walls, and floors) are supported and distributed.
